Property Walkthrough and Renovation Plan
Welcome back to the Bradley Real Estate Group! Today, we’re giving you an inside look at one of our latest property projects. Follow along as we identify key areas for renovation and outline our plans to turn this house into a beautiful home for a new buyer.
Exterior Inspection
Roof: One of our biggest expenses is often the roof. Fortunately, this roof looks solid with no discolored shingles or waviness, so we can save on this expense.
Windows: The windows are our next big-ticket item. Some need replacement, while others might just need new glass. We prefer energy-efficient double-pane windows over single-pane ones, so we’ll be ordering new windows from Lowe’s, which usually takes 21-30 days for special sizes.
Brick and Shutters: We’ll repaint the shutters and the brick to give the house a fresh, modern look. The brick has a dated pattern, so painting it will make the entire house look brand new.
Landscaping: We’ll spruce up the landscaping with new mulch or pine straw, trim the tree near the house to avoid home inspection issues, and trim the overhanging branches of the tree behind the house.
Interior Inspection
Floor Plan: The floor plan is functional and appealing. We have a designated living room, kitchen, dining room, and a laundry room inside the house, which is a big plus.
Electrical Box: A brand new electrical box has been installed, so we don’t expect any electrical issues.
Kitchen: The kitchen layout needs reworking. We’ll move the stove to create more functional space and remove unnecessary structures to open up the floor plan. The cabinets will be refurbished or replaced as needed.
Ceilings: The ceilings look dirty but structurally sound. We’ll clean and paint them throughout the house.
Flooring: We’ve removed the old flooring and plan to install laminate throughout, with the possibility of carpet in the bedrooms depending on costs.
Bathroom Renovations
Half-Bath: The half-bath will be updated with a new vanity, light, mirror, and hardware. We’ll repaint and potentially refinish the tub and replace the toilet.
Master Bath: We’ll transform the master half-bath into a full bath with a luxurious walk-in tile shower. High-end finishes will be used to make this small space impressive.
Final Details
HVAC: The HVAC system appears to be updated within the last three years, so no major expenses are needed there.
Overall Plan: We’re converting this 3-bedroom, 1.5-bath house into a 3-bedroom, 2-bath home. We plan to list it for $150,000, aiming for a quick sale. If the market supports a higher value, multiple offers will drive the price up.
