Now that we’re officially in 2026, I want to share a clear, high-level look at what actually happened in the 2025 real estate market across Richmond and Columbia County—because last year explains exactly why the market looks the way it does today.
📍 Richmond County Market Snapshot
In 2025, just over 2,000 homes sold, proving that buyer demand never disappeared.
Home values climbed to around $230,000, and price per square foot continued to rise.
The biggest shift?
Homes took longer to sell—about 96 days on average.
Buyers were still active, but they became far more intentional. They took their time, compared options, negotiated more confidently, and walked away from homes that weren’t priced or presented correctly.
📍 Columbia County Market Snapshot
Sales volume dipped slightly, but prices moved the opposite direction.
Home values increased to just under $400,000, with price per square foot rising again.
Days on market hovered around 100 days, telling us one clear thing:
Buyers were willing to pay more—but only for homes that truly justified the price.
